Real estate agents produce “CMA reports” to help establish the relative value of a home by comparing nearby homes that are currently on the market and more importantly, recently sold properties with similar characteristics. I have access to the widest database of sold and actively listed properties in Georgia. I can even tell you if a nearby seller made a contribution to the buyer’s closing costs, a figure that’s not generally reported on internet tax records. You can expect that comparables will be in your neighborhood or very nearby, will have sold within the last six to twelve months, have a similar number of bedrooms and baths, square footage, lot size, and amenities.
